Signs the leak is under the concrete

A slab leak is a pressurized water line failing where it runs inside or beneath the concrete floor. The hot side fails far more often, and there's a reason: hot copper expands and contracts every time you shower, sawing itself slowly against the aggregate it's cast into, while the heat speeds up the chemistry that opens a pinhole. Slab-on-grade construction is where this lives, which along this corridor means a great deal of Castle Rock, Erie, north Thornton, and the ranch-style mid-century houses built on a pour instead of a crawlspace.

The symptom list is short and strange. A patch of floor that's warm underfoot in a room with no radiant heat. The water heater cycling at 2 a.m. for no one. Hot water pressure specifically weakening while the cold stays fine. A faint sound of running water when the house is silent. A hairline crack in the floor that wasn't there last spring. Damp baseboard along one wall, a musty closet, a bill that climbed and never came back down.

Rule out the lookalikes before you panic. Radiant floor heat is warm by design. A drain line failing under the slab is a different animal with different evidence, sewage odor and slow fixtures rather than pressure loss, and it gets found with a camera down a cleanout instead of a listening device, which is covered in our sewer line guidance. Condensation on a cold floor in August is just August.

How the leak actually gets pinpointed

Good detection starts by isolating, not by listening. A gauge on a hose bib gives static pressure. Closing the cold inlet on the water heater splits the system in two, and watching which half bleeds down tells a technician whether to chase the hot line or the cold one. That single step can cut the search area of a house in half before anybody unpacks a microphone.

Acoustic location does the pinpointing. Water escaping a pinhole under pressure hisses, concrete carries that hiss well, and ground microphones amplify it until a trained ear can walk it down to a square foot or two. It works best in a quiet house with the pressure up, which is why these appointments happen early. Traffic, forced air, a dog with opinions, and thick carpet all cost accuracy.

Thermal imaging works the hot side by reading the warm plume spreading under the floor, and it's nearly useless on cold lines. Tracer gas covers what acoustics can't: the line gets drained and isolated, an inert gas mix goes in, and it migrates up through the concrete to a sniffer at the surface. Most real jobs use two of these methods and agree with themselves before anyone starts cutting.

Break in, reroute, or bypass the whole system

Breaking in means saw-cutting the slab over the located leak, digging out the pipe, repairing the section, and patching the concrete. It's the direct answer, and it's the cheap one when the leak sits under a closet floor, a garage corner, or a utility room where the surface above it has no feelings. It gets expensive fast when the spot lands under glued hardwood, a tiled kitchen, or a cabinet run.

A reroute abandons the buried section entirely and runs a new line overhead through walls and ceiling, or up and over through an insulated attic path. No concrete work, no dust, and the bill lands mostly in drywall and paint rather than pipe. For one leak in an otherwise sound system, this is usually the smart money.

Along the Front Range, detection alone commonly runs a few hundred dollars, and it's the best money in the whole project because guessing costs more. A single break-in repair often lands in the low thousands once concrete cutting, the repair, and flooring restoration are counted. A reroute of one line frequently sits in the same range or a bit above, driven by how far the pipe has to travel. A full bypass repipe of a house climbs well past that. Where you land depends on access and finishes, not on the size of the hole in the pipe.

One more rule worth taking seriously. A second slab leak within a year or so, on the same vintage of copper installed on the same day by the same crew, is not a coincidence and shouldn't be treated like one.

  • If the leak is under a closet, garage, or utility roombreak in. The patch is cheap and the floor above it doesn't care.
  • If it's under hardwood, tile, or a cabinet runprice the overhead reroute first. Pipe costs less than flooring.
  • If this is the second slab leak in eighteen monthsstop buying spot repairs and price a full bypass of the under-slab lines.

Wet soil under a slab is a structural conversation

Much of this corridor sits on clay that swells when it gets wet and shrinks when it dries, which is why local builders obsess over drainage and downspout extensions. A slab leak feeds that clay from underneath, continuously, in one spot. The floor can lift. Doors start sticking, drywall cracks show up at door corners, and a tile seam opens across a room. That's the argument against watching a small slab leak for a few months to see what it does.

Concrete also holds water and gives it back slowly. Moisture wicks up through the slab, lifts glued flooring, curls laminate edges, and turns the underside of carpet pad into something you don't want to smell. New flooring over a slab that hasn't been dried and tested is money spent twice.

On the insurance side, many policies cover the access and the resulting damage while excluding the failed pipe itself, and flooring coverage varies a lot between carriers. Get the detection report in writing with photos, keep the invoice, and file early. Can I just find a slab leak myself with a moisture meter?

A moisture meter tells you where water surfaced, not where it came from, and under a slab those can be twenty feet apart because water follows the path of least resistance through gravel and fill. Homeowners can absolutely run the meter test and note which side loses pressure. Pinpointing takes acoustic gear and someone who uses it weekly.

Will my floor collapse if I wait a few months?

Collapse is unlikely. Movement is not. Saturated clay under one section of slab swells, the floor lifts unevenly, and you get sticking doors and cracked drywall that cost more to fix than the plumbing did. Add the water bill and the mold risk under flooring and waiting rarely pencils out. Detection first, then decide the repair calmly.

Why is it almost always the hot water line?

Three reasons stack up. Hot copper expands and contracts with every draw, abrading against concrete and rebar. Heat accelerates the corrosion chemistry that opens pinholes. And hot lines often run longer, less direct paths through the slab to reach distant bathrooms. Cold-side slab leaks happen, they're just outnumbered several times over.
