Sizing beats brand, every time

The number on the front of the tank tells you how much water it holds, which is only half the story. First-hour rating is the useful figure: how much hot water the heater can actually deliver in sixty minutes, storage plus whatever the burner can reheat while you're drawing. A fifty-gallon unit with a strong burner outperforms a lazy sixty-five on a busy morning, every time.

So map your actual morning instead of guessing. Two showers back to back, a dishwasher, and somebody starting laundry is a different demand curve than one long shower at seven and nothing until evening. Soaking tubs are the quiet budget-wrecker: a big freestanding tub can swallow most of a fifty-gallon tank in one fill, and that's the fixture that decides the size in a lot of newer builds around Erie and Castle Rock.

Then measure. Utility rooms in 1960s Northglenn ranches and 1940s Wheat Ridge brick homes were framed around the heaters of their era, and today's insulation jackets are fatter than the ones they replaced. Height matters too, because you need room above the tank for the vent connection and the anode rod. Plenty of upgrades die on a door frame that's two inches too narrow, and finding that out on install day costs everybody a morning.

A mile up, the burner isn't what the label says

Combustion changes with altitude, and the trade derates roughly four percent of rated input per thousand feet above two thousand. At Denver's 5,280 that's about thirteen percent gone. At Monument's 6,961 feet you're closer to a fifth. Manufacturers publish high-altitude rated units and conversion kits, and a heater specified without that adjustment will heat, just slower than the brochure promised, which nobody notices until the coldest week of the year.

Vent style is the other decision, and wind makes it local. Natural-draft flues rely on hot gas rising through a chimney, which works well until a downslope windstorm in Superior, Louisville, Broomfield, or the mesa above Golden shoves air back down the stack. Power-vent and direct-vent units push exhaust out with a fan through a sidewall and shrug that off. They cost more, they need an outlet, and they're noticeably louder. They also solve combustion air problems in tight modern builds where a natural-draft heater sits in a sealed mechanical closet.

Heat pump water heaters deserve a mention and a caveat. They're genuinely efficient, and they work by pulling heat out of the surrounding air, which means they want a decent volume of warm space and they cool and dehumidify whatever room they're in. A conditioned basement in Littleton is a fine home for one. An unheated garage at 6,000 feet in January is not, and the unit will spend the winter running on resistance elements like an ordinary electric tank with a fan attached.

Why the quote is bigger than the box

Homeowners price a heater online, see a few hundred dollars, then get a quote in the low four figures and assume somebody is padding it. Usually nobody is. A like-for-like swap in an unfinished basement with good access sits at the friendly end of that range. From there the additions are real work: a thermal expansion tank, a drain pan with a line running somewhere useful, new flex connectors and a shutoff, a sediment trap on the gas, vent transitions, permit handling, hauling the old unit up the stairs, and disposal fees at the other end.

Complications climb from there. Switching a natural-draft unit to power vent means cutting a sidewall penetration and finding an outlet. Relocating a heater to reclaim closet space means new water lines, new gas, and a new vent path. Going up in size sometimes means going up in gas pipe. Heat pump models cost more up front and occasionally qualify for rebates that change from year to year, so ask what's current rather than trusting anything written last season.

The timing argument is simpler than the cost one. A planned replacement is a weekday, a chosen model, and a normal price. An emergency replacement is a Sunday, whatever's on the truck, and a wet floor. Expansion tanks, pans, and the parts nobody quotes

Most homes on this corridor run closed systems, meaning a pressure-reducing valve or backflow preventer at the service keeps heated water from expanding back into the main. That expanding water has to go somewhere, and an expansion tank is where. The detail installers skip is the precharge: the air side needs to be set to your static house pressure before the tank goes on, not left at whatever the factory pumped in. A waterlogged or wrongly charged expansion tank is the reason a two-year-old relief valve starts dripping.

Pans are the same story. A pan under a heater in a finished basement or a main-floor laundry closet only earns its keep if it drains somewhere real. Plumbed to nothing, it holds a couple of gallons and then quietly overflows onto the same floor you were protecting. If the heater sits above living space, that drain line is the whole point of the exercise.

The rest is small and worth doing while the tank is out: a proper drip leg on the gas, a full-port ball valve on the cold inlet so future flushing is a ten-minute job, dielectric protection where copper meets steel, and a level, solid base under a tank standing on a sloped garage slab. None of it is exciting. All of it is cheaper now than later.
