No water anywhere? Start at the street

One dead faucet on a January morning is a branch problem. Every faucet dead, both bathrooms, the kitchen, the laundry, the toilet that flushes once and never refills, is a different animal. That's the main: the single buried service line running from the water provider's connection at the street to the spot where it comes up through your slab or foundation wall. Nothing downstream works because nothing is getting past the plug.

Check the cheap things before you accept that diagnosis. Ask a neighbor whether they still have water, because a break on the utility side is somebody else's pipe and somebody else's repair. Confirm the main shutoff inside the house is all the way open, since a valve left half closed after fall sprinkler work fools people every single winter. Where a buried main actually freezes

Service lines sit deep enough that an ordinary Front Range winter never reaches them. The freezes happen at the exceptions. A meter pit with a missing or crushed lid insulator, acting like a chimney for cold air. The riser where the line turns vertical and climbs through cold foundation block, losing its earth cover in the last three feet. The stretch crossing an unheated crawlspace. And the run under a driveway or front walk that gets scraped to bare concrete after every storm.

Snow is insulation. That's the part most homeowners never think about, and it explains why the wind towns punch above their thermometer. In Superior, Louisville, Broomfield, and Golden, downslope gusts pouring off the Flatirons and out of Clear Creek Canyon strip the snow off a yard within a day of the storm that dropped it. Frost then drives straight down through bare ground while a sheltered neighborhood two towns east stays capped under eight inches of powder and never has a problem.

Timing runs high to low. Monument sits at 6,961 feet on the Palmer Divide and usually takes its first hard freeze around the third week of September, when the plains are still mowing. Longmont and Firestone, both a hair under 5,000 feet, generally wait until the first days of October. Thaw, repair, or replace: the winter math

A buried line is not a hair dryer job. Three approaches actually work on one. Electric thawing pushes low-voltage current through the pipe itself, which only works on continuous metallic line with no plastic couplings anywhere in the run, and it carries real fire risk in older houses. Steam or hot-water thawing feeds a small hose down the inside of the pipe and melts the plug from the house end outward, and it works on plastic and metal both. Ground thaw blankets laid along the trench line work too, slowly, measured in days.

Pricing on this corridor tracks access more than anything else. A thawing call on a line somebody can actually reach commonly lands in the high hundreds to low four figures. Opening frozen ground to expose a split and repair one section usually runs into the low-to-mid four figures once you count excavation, breaking the frost cap, and putting the yard back. Replacing the whole service line, by open trench or by a trenchless pull that only needs a pit at each end, tends to start in the mid four figures and climbs when the run is long or crosses hardscape.

The judgment call comes down to age and repetition. Soft copper from a 1960s build that split once? A spot repair buys you seasons. Galvanized, restricted, seventy years old? The dig is most of the cost, so come out the other side with new pipe. And if this is the second freeze in the same spot, the pipe isn't the problem. Cover and exposure are, and fixing only the pipe guarantees a third phone call.

  • If every tap is dead and the ground is drythe plug is probably still intact. Get a thaw scheduled before it splits.
  • If water is surfacing in the yard or under the slabthe main already opened up. Shut the house down and stop guessing.
  • If the neighbors have no water eithercall the water provider first. The break may sit on their side of the connection.
  • If this is the second freeze in the same spotbudget for depth, cover, and drainage work instead of another thaw.

Copper, galvanized, and what replaces them

Soft copper mains fail in a way that hides. Ice expands, the wall stretches, the pipe opens a lengthwise slit along its weakest seam, and the ice keeps that slit plugged. Nothing leaks while it's frozen. The water arrives during the thaw, sometimes a full day later when a chinook rolls down through Golden and swings the air forty degrees before lunch. That delay is why people believe the thaw worked, right up until the basement corrects them.

Material shapes the odds. Pre-1970 stock in Denver, Englewood, Littleton, and Wheat Ridge often still runs galvanized service line, and decades of interior scale narrow the bore until the remaining channel freezes on a night that wouldn't have bothered it when new. Newer builds in Erie, Firestone, and Castle Rock generally run polyethylene, which stretches rather than splitting and survives freezes that would open copper. The brass fittings and the transitions at each end don't stretch. That is exactly where poly service lines let go.

If you're standing in February with a split main and a frozen yard, ask about a temporary bypass. A heat-taped, insulated line run above ground from the meter or a neighbor's supply is ugly, and it's a normal cold-climate move, and it buys the weeks until the ground opens enough to do the dig properly. How do I know it's the main and not a pipe inside the house?

Try the farthest fixture and the closest one, plus the laundry and an outdoor spigot. If nothing anywhere produces water, the plug sits upstream of every branch, which points at the main. If even one fixture flows normally, the ice is on an interior branch line and you're looking at a far smaller and cheaper job.

Can I thaw a buried main myself?

Not the buried part. You can warm the inside end: open up the shutoff area to house heat, pull insulation back off the riser, and set a space heater in the room at a safe distance while you stay with it. That sometimes clears a plug sitting right at the foundation. Past the wall you need equipment, and no torch belongs near any of it.

Why did my main freeze this year when it never has before?

Usually cover, not cold. A new driveway extension, a removed shrub bed, a regrade, or a windy winter that keeps the ground bare all let frost reach deeper along a line that was fine for twenty years. The wind towns see this constantly, because the snow that would have insulated the trench blows off within a day of falling.
