Trenchless is two different methods wearing one label. One builds a new pipe inside the old one. The other tears the old one apart and drags its replacement through the hole. Both save your yard, both cost real money, and neither fixes every line.

Two methods, one word
Cured-in-place pipe, CIPP, is a resin-saturated felt or fiberglass tube pulled or inverted into the existing lateral, inflated tight against the host pipe, and cured with hot water, steam, or ultraviolet light until it hardens into a jointless pipe inside your pipe. Joints are what fail on clay lines, so a liner with no joints is a genuine fix rather than a patch. After the cure, a small robotic cutter reopens any branch connections the liner covered.
Pipe bursting doesn't save the old pipe at all. A cone-shaped bursting head gets winched through the line, splitting the clay outward into the surrounding soil while a fused HDPE pipe follows behind, tied to the head. You end up with new pipe of the same or larger diameter and two holes in the ground: an entry pit near the house and an exit pit out at the main or the property line.
The trade is easy to see once it's laid out. Lining costs you a little inside diameter and needs the old pipe to hold its shape. Bursting needs soil it can push into and two excavations, and it handles a pipe that's already crushed. Both leave the lawn, the driveway, and the fifty-year-old maple mostly alone, which is the entire point.

What has to be true before either one works
The line gets cleaned and scoped first, every time. A liner faithfully reproduces whatever it's pressed against, root mat included, and a crew that skips the cleaning is selling you a permanent copy of today's mess. Locating matters just as much. The path and depth need marking so the pits land in the right spot and so nobody drags a bursting head through a gas service or a fiber bundle sharing the same corridor.
Lining stops being an option when the host pipe has moved. A severe offset, a collapsed section, or a joint that has dropped an inch leaves no smooth channel to line through, and the liner either won't pass or cures over a step that keeps catching solids. It also does nothing about grade. A lined belly is a belly with a nicer surface, and waste still stops in the low spot.
Diameter belongs in the conversation as well. Most residential laterals along this corridor run four inches, and a liner inside a four-inch pipe leaves a working diameter that's fine for a household and unforgiving of abuse. If a previous owner already lined the line once, a second liner inside the first is rarely a plan. Ask whether the pipe has been rehabilitated before, because that answer changes what's still possible.
Bursting carries its own limits. It wants soil it can displace, so a line running under a slab, boxed in by other utilities, or set in old concrete encasement is a poor candidate. Shallow lines can heave the ground above them. And both methods need somewhere to start and stop, which is why a lateral that ties into a shared line or crosses a neighbor's property gets complicated in a hurry.
What it costs, and when the yard is worth the premium
On this corridor a full trenchless lateral commonly lands in the low-to-mid five figures, with a sectional liner covering one bad run for considerably less. Open-trench work on the same pipe often quotes lower at first, then closes much of the gap once you add sod, concrete, and the two weeks your side yard spends as a spoil pile.
So the real question isn't which method is cheaper. It's what sits on top of the pipe. A lateral running under plain grass in a 1960s Thornton backyard rarely justifies the trenchless premium. That same failure under a stamped driveway, under mature landscaping in Greenwood Village, or under a finished patio flips the answer completely, because restoration is where these budgets actually go to die.
Get both numbers, from the same scope video, in writing. A contractor who sells only one method will find that method appropriate every time. The open-trench comparison is worth reading before you sign anything, even if you're fairly sure you want to keep the lawn intact.

Ask what the liner is made of and how thick it is, how it cures, and who reinstates the branch connections afterward. Ask where the pits go, who backfills them, and whether that number lives in the quote or shows up later. Ask for the pre-work video and the post-work video. A crew that lines pipe for a living answers all of it without flinching.
Warranty language deserves the same attention. A liner warranty covering the liner but excluding the connection at the main is a different product from one that doesn't. So is a warranty that dies the day you sell the house. Read the exclusions closely, because that's where the trenchless business keeps its actual terms.
And hold onto some perspective. Trenchless is good technology sold with occasionally heroic marketing. It's the right call on plenty of Front Range laterals and the wrong call on plenty of others, and the scope footage decides which one you've got. Does lining reduce my drain capacity?
Slightly in diameter, rarely in practice. A liner takes a few millimeters off the inside of the pipe, but it swaps a rough, root-catching clay surface for a smooth one, so flow often improves. Capacity trouble after a lining job almost always traces back to a belly or a branch connection that wasn't reopened properly, not to liner thickness.
How long does trenchless work take?
Most residential laterals run one to two days on site once the line has been cleaned, scoped, and located, which is often a separate visit. Curing takes hours, not days. Plan on limited water use in the house while the liner sets, plus a day or so afterward for backfilling the pits and cleaning up the staging area.
Can trenchless fix a line running under my house?
Sometimes, for lining, if there's access at both ends and the pipe still holds its shape. Bursting under a slab is generally out, since the process needs soil to displace. Under-slab work is its own category with its own price, and any quote for it should rest on a locate and a camera run, never on a guess.
