Why systems break out here

Irrigation parts fail everywhere. What changes along this corridor is which parts fail first, and the answer tracks pretty closely to when your subdivision went in.

Newer builds in Erie, Firestone, Thornton's north edge, and Castle Rock sit on expansive clay that swells when it's wet and shrinks hard when it isn't. Rigid PVC doesn't care for that. It shears at the fitting, usually at a tee or an elbow where the pipe can't flex, and the leak shows up as a soft green patch that stays green while everything around it browns out in July. Flexible poly laterals and swing-joint risers ride the movement better, which is why most installers here use them at the head.

Older neighborhoods trade soil problems for tree problems. Silver maples in Wheat Ridge, elms over Denver's parkways, and the cottonwoods along Littleton's ditches send roots straight at the wettest thing available. Roots lift heads out of level, tilt spray patterns into the fence, and squeeze poly hard enough to restrict flow without ever fully breaking it.

Water chemistry writes the third story. Homes on hard Weld County groundwater around Firestone and Frederick, and on the hard supply through parts of Adams County, plug nozzle screens with mineral scale on a schedule you could set a watch by. Denver's soft snowmelt rarely does that. Same brand of head, same age, completely different maintenance life depending on which side of the metro it's watering.

Then there's plain violence. Aerator tines in the fall, a fence-post auger in June, a snowplow blade curling into a parkway strip in January. Nobody diagnoses those. You just find them.

Start with the symptom, not the shovel

Almost every irrigation complaint sorts into one of five patterns, and each one points at a different part of the system. Watch a full cycle before you start guessing. Turn the controller to manual, run each zone for two minutes, and walk the yard while it runs.

The single most useful distinction is one head versus the whole zone. If one head is weak and its neighbors are fine, the problem lives in that head: a plugged filter screen, a scaled nozzle, or a body that no longer retracts. If the entire zone is limp, look upstream at the valve, the lateral, or the wire.

A zone that runs when it shouldn't is its own category. Valves close because water pressure pushes a rubber diaphragm shut, and a grain of grit under that diaphragm holds it open indefinitely. That's a rebuild or a valve swap, not a controller problem, and it will run your water bill up until somebody shuts the isolation valve.

Fix the part, or redo the zone?

Head work is the cheap end. A spray body or rotor is an inexpensive part, and in soft turf with a swing joint underneath, swapping one is quick. Costs climb when the head sits in a rock bed, under flagstone, or three inches from a tree trunk. Several heads at once usually prices better per head than calling somebody back three times.

Valves are the middle. A rebuild (diaphragm, solenoid, sometimes just cleaning the seat) beats replacement when the body is sound and the box is accessible. The variable nobody quotes accurately over the phone is finding the box. Boxes get buried under mulch and sod, and locating one with a wire tracer is billable time before a single repair happens.

Wire faults are where budgets get unpredictable. A splice corroded in a wet box is a twenty-minute fix once you find it. A wire cut by a fence contractor forty feet from anything is a hunt, and sometimes running a fresh wire around the problem costs less than locating the break. Ask for that option before anyone starts a long trace.

The rebuild-versus-redo line usually shows up on old systems with brittle pipe. When a lateral cracks in a third place in one summer, the pipe is telling you something. Re-piping one zone with new poly costs more than another patch today and less than four more patches over two seasons. Systems installed in the 1980s with thin-wall pipe hit this wall regularly. Systems from the 2000s rarely do unless the soil is moving them.

One caution on timing: if the damage turned up the week you charged the system, read our spring startup guide before authorizing anything big. Freeze damage often shows in several places at once, and it's worth finding all of it before you pay for one trip.

Repair the part when the rest of the zone is sound and the pipe is younger than your kids. Rebuild the zone when the same lateral has failed more than twice in two seasons. Patching brittle pipe is the most expensive way to save money that irrigation offers.

The parts that fail twice

Some components come back around. Not because anyone did the work badly, but because the part itself has a service life shorter than the system's, and it helps to know which ones before you're surprised by a repeat visit. A twelve-year-old system that has never had a valve touched is not a well-built system. It's a system whose valves are all due at roughly the same time.

Keep a couple of spare nozzles and one matching spray body in the garage. They're cheap, they're brand-specific, and the difference between a five-minute Saturday and a service call is often just having the right one on hand. One zone stopped working. Is it the valve or the controller?

Test it at the valve. If the zone runs when you open the valve's bleed screw by hand, water and the valve body are fine, and the trouble is electrical: solenoid, wire, or controller output. If it stays dead with the bleed open, the problem is upstream. That single test saves an hour of guessing almost every time.

Why do my sprinklers fog instead of spraying?

Too much pressure for the nozzles. Fog drifts, evaporates, and lands nowhere useful, which is why a misting zone can water for twenty minutes and still leave dry turf. Pressure-regulating bodies or a regulator at the valve fix it. Systems on high static pressure near the foothills see this more than flatter parts of the metro.

Should I repair a broken head myself?

A pop-up in soft turf with a flexible swing joint under it is a reasonable homeowner job. Bring the old head to match brand, body height, and nozzle. What's worth handing off is anything involving glued PVC, a valve you can't find, or a leak that appeared right after spring startup, since those tend to travel in groups.
