A one-way door for your water
Irrigation water isn't drinking water anymore the moment it leaves the house. It sits in warm buried pipe alongside fertilizer, weed treatment, whatever the dog contributed, and the standing puddle in a valve box. As long as street pressure stays higher than yard pressure, none of that goes anywhere. Drop the street pressure (a main break two blocks over, a fire crew pulling hard on a hydrant, a big draw during a hot afternoon) and the flow can reverse.
The backflow preventer exists for that moment. On residential irrigation along this corridor, the usual answer is a pressure vacuum breaker: a brass body with two ball valves, two little test cocks, and a spring-loaded air inlet under a bonnet on top. When pressure drops, the air inlet pops open and breaks the siphon before yard water can travel backward.
Properties with chemical injection or other higher-hazard setups get a reduced pressure assembly instead, which adds a relief valve that dumps water on the ground rather than letting anything past. If yours is dripping from a port underneath during operation, that's the relief doing exactly what it's built to do, and it means something upstream needs attention.
The reason it's mounted out in the weather instead of tucked somewhere cozy is physics. Manufacturers generally spec these assemblies to sit at least a foot above the highest head they feed, because the air inlet needs gravity working in its favor. That requirement is also why the assembly is the coldest, most exposed piece of plumbing you own.
What the annual test measures
Many Front Range water providers require annual testing on irrigation backflow assemblies, usually with a report submitted by a certified tester. The specifics differ from district to district, and this corridor has a lot of districts. Aurora Water, Denver Water, Longmont's own utility, Central Weld, and a patchwork of small suppliers in places like Wheat Ridge all set their own expectations, so confirm with whoever bills you for water rather than going by what a neighbor two towns over was told.
The test itself is quick and unglamorous. A tester hooks a differential gauge to the test cocks, closes the downstream valve, and measures two things: whether the check valve holds under a defined differential, and at what pressure the air inlet opens. Those numbers go on a form with the assembly's make, model, size, and serial number. Fifteen or twenty minutes, start to finish, on an assembly that's easy to get to.
Pass or fail, both outcomes are useful. A pass gives you paperwork and a baseline. A fail tells you which internal part is tired before it becomes a wet mess, and most failures on a sound body are fixable with a rebuild kit and a retest the same visit.
Spring is the right season for this, and specifically the week after the system comes up. Test a dry system in March and you learn nothing about what winter did to it. Test it under pressure in May and freeze damage announces itself immediately.

Rebuild it, replace it, or move it
Testing is the cheapest line item in the irrigation year, typically well under what a blowout runs, and it often gets bundled with spring startup since the tester is already on site with the system charged.
Rebuilds are the next tier and still modest. A kit is springs, poppets, o-rings, and a bonnet gasket, and it restores an assembly whose body is sound but whose rubber has aged out. Fifteen-year-old assemblies that have never been rebuilt often pass again on new internals alone.
Replacement is the expensive outcome, and it's usually a freeze verdict. Brass that has cracked cannot be patched, sealed, or talked into holding, no matter what the internet suggests. A new residential assembly is typically the priciest single part on the system, and the labor to cut out the old one and re-plumb the connections lands on top of that. Copper prices being what they've been, this is not a number that has been getting friendlier.
Relocation comes up on older installs, especially additions and remodels in Englewood, Littleton, and Denver's pre-1970 belt where an assembly ended up in a spot nobody would choose today. Buried in a window well, wedged behind a deck, or low enough that it no longer clears the highest head on a sloped lot. Moving it while it's being replaced anyway costs far less than moving it as its own project.

Well-made brass assemblies last a long time. What ends them here is a single autumn night with water still in the body. Ice expands a few percent by volume, the body has nowhere to give, and it splits along a casting seam or lifts the bonnet. Sometimes you can see the crack. Often you can't, because it's a hairline that stays closed until pressure pushes it open in the spring.
That's the whole reason a fall blowout matters more here than in milder climates. Monument freezes historically around September 22, Golden and Castle Rock in the last days of the month, and even the lower northern towns like Firestone and Longmont around October 1. An assembly left charged through the first hard night is a gamble with the most expensive part on the system as the stake.
Insulated pouches and foam covers are worth using, and they are not a substitute for draining. Insulation slows heat loss; it doesn't remove the water that expands. The habit that actually protects the brass is closing the isolation valve, opening the bleeder, and leaving the test cocks cracked and the ball valves at a 45-degree angle all winter so nothing can trap water in a closed chamber.
If you inherited a system with a house, take the paperwork question seriously. Ask your city or district what they expect on irrigation assemblies, and get a test scheduled the same spring you take possession. It's the cheapest way to learn what the previous owner did every October, and whether the brass on your wall survived it.

Many Front Range providers do require yearly testing on irrigation backflow assemblies with a report from a certified tester, and some track it closely. Others handle it differently. Call the utility that bills you for water and ask directly, since a neighbor in the next town may be under different rules.
Can a homeowner test their own backflow preventer?
Not in a way that counts. Testing requires a calibrated differential gauge and certification that providers recognize, and the report generally has to come from a certified tester. What you can do yourself is look and listen: check for weeping at the seams, spitting from the air inlet during operation, or a bonnet that looks lifted. Those are worth a call.
My assembly is dripping. Does that mean it failed?
Not necessarily. A little spitting from the air inlet on startup is common as the system charges and air purges. Continuous discharge is different, and steady weeping from a body seam usually points to a freeze crack. Either way, don't tighten anything or wrap it. Get it tested so you know if it's rebuildable before somebody quotes a replacement.
