Dry the floor and let the tank tell you

A puddle is not a diagnosis. Water tracks along the top of the jacket, runs down the outside of the vessel, and pools wherever the slab dips, so the wet patch almost never sits under the actual failure. Mop it dry. Slide paper towel or a strip of cardboard under the tank and around the fittings up top, then walk away for an hour and let the leak show its hand.

When you come back, the wet paper points somewhere. Damp only at the top means a supply connection, a flex line, or one of the threaded nipples where the pipes enter the tank. Damp at the bottom near the spigot means the drain valve, which is molded plastic on plenty of builder-grade heaters. Wet at the end of a pipe running down the side means the relief valve dumped, and that's a separate conversation entirely. Wet underneath with no clear origin, coming back after every wipe, usually means the tank itself.

Shell or fitting: what each one really means

Steel tanks are glass-lined, and that lining eventually crazes. Once water finds bare steel, the anode rod buys you years by corroding in the tank's place. When the rod is spent, rust works outward until it opens a pinhole through the shell, usually low on the vessel where sediment traps heat against the floor. That leak is terminal. No patch, no weld, no epoxy is worth the afternoon you'd spend on it.

Fittings are the good news. Dielectric unions, braided flex connectors, and the hot and cold nipples all thread into the tank, and they all loosen with thermal cycling, especially in houses that pull a big morning draw and then sit cold until evening. A weeping union or a cracked drain valve is a modest fix on a heater with years of life left in it.

Where you live moves the odds. In the hard groundwater around Brighton and Commerce City, scale stacks up on the tank floor and drives shell failures early, sometimes before year eight. Shutting it down without making the day worse

When the shell is gone, order of operations matters. Kill the energy first. On a gas unit, turn the control to off and close the yellow-handled cock in the gas line. On an electric unit, switch the breaker off, because energizing an element in a tank you're about to empty burns it out in seconds. Then close the cold shutoff above the heater and open a hot faucet upstairs to break the vacuum, or the thing will drain at a trickle and you'll blame the hose.

Now the hose. Thread a garden hose onto the drain valve and run it to a floor drain or out a window, and respect what's inside: a fifty-gallon tank holds roughly four hundred pounds of water sitting at 120 degrees or better. It comes out hot enough to scald. Crusted drain valves also refuse to reseat once you crack them open, which is fine on a tank headed for the scrapyard and a genuine problem on one you meant to keep.

On cost, a failed shell means replacement, and along the corridor a straightforward tank swap commonly lands in the low four figures once labor, disposal, new connectors, and any code-driven expansion tank or pan are counted. Finished basements push it up, because protecting flooring and wrestling a full-size tank up a stairwell both cost time. The relief valve is usually telling the truth

That brass valve on the top or upper side of the tank, with a pipe aimed at the floor, opens when water crosses roughly 150 psi or 210 degrees. So when it dribbles, homeowners swap the valve, the dribble comes back, and everybody blames the new part. The valve is a messenger. Something in the system went past a limit it exists to catch.

The common cause around here is thermal expansion in a closed system. Water swells about two percent when you heat it, and if a pressure-reducing valve or a backflow preventer sits between your house and the main, that extra volume has nowhere to go. Pressure climbs with every heating cycle until the relief valve burps. The answer is an expansion tank sized to the heater and precharged to match your static house pressure, not a third replacement valve. The steep grades in Golden already push neighborhoods a few blocks apart into different pressure zones, so a working regulator and a properly charged expansion tank are worth checking as a pair.

The other cause is temperature, and it's the serious one. A thermostat stuck closed drives the tank past 210 degrees, and the valve opens because that is precisely the emergency it was built for. If the discharge pipe is hot to the touch or steaming, that's not a weekend errand. Shut the fuel off and get somebody out.

Can a leaking water heater be repaired?

Depends entirely on what's leaking. Connections, unions, and drain valves are routine repairs and cost a fraction of a new unit. The tank shell is not repairable at any price. It's a pressure vessel with a rusted hole in it, and the hole only grows. If the wet spot keeps returning after you dry the floor and no fitting above is damp, plan on replacement.

How long do I have once the tank starts leaking?

Nobody can tell you honestly. Some pinholes weep for weeks, and some open into a fifty-gallon dump the same night. What we've seen is that they rarely reverse. Treat a confirmed shell leak as days, not months, and if the heater sits above finished space or on carpet, close the cold supply and drain it down rather than gambling on the timing.

Should there be a drain pan under my water heater?

A pan is cheap insurance anywhere a leak would land on something you care about: a finished basement, a laundry closet on a main floor, a garage platform above living space. The catch is that a pan without a drain line just holds a few gallons and overflows. If yours has no outlet routed somewhere sensible, it's decoration.
