Cold gets in through the same four places

Insulation on a pipe slows heat loss. It does not add heat. A beautifully wrapped supply line in a crawlspace holding ten degrees still freezes, just later in the night, which is why so many homeowners who did the foam-sleeve chore still wake up to a dead faucet. The first move is stopping the moving cold air, and only then padding the pipe.

Four places account for most of it on Front Range houses. The rim joist band, that strip of framing sitting on the foundation all the way around the basement, which is the leakiest surface in most homes. Crawlspace vents and the hatch, which turn a wind event into forced-air refrigeration under your floor. Exterior wall chases where the supply runs on the cold side of whatever insulation exists, common in pre-1970 Denver, Englewood, and Wheat Ridge stock. And garage ceilings with plumbing above them, where the overhead door gets left up for twenty minutes on a ten-degree afternoon.

Work in that order and the results compound. Seal the band, cover the vents, close the chase to outside air, and the pipe you were worried about is suddenly living in a much less hostile room.

Insulation, heat tape, and knowing which one

Closed-cell foam sleeves are the everyday answer for exposed runs in a basement, a crawl, or a mechanical room. They work when they're continuous. Butt the ends tight, tape the seams, and cut the sleeve to wrap the elbows and tees rather than leaving a bare two inches at every fitting, because that bare inch at the elbow is where the ice starts and the rest of your work goes to waste. Fiberglass pipe wrap handles hot lines and tight spots foam won't fit.

Heat tape is a different tool for a different problem: a run that will freeze no matter how well you insulate it, because there's no warm side to borrow from. Well lines around Monument and the Tri-Lakes, supply crossing an unheated outbuilding, a stubborn crawlspace stretch, an underbelly line in a manufactured home. Buy self-regulating cable rated for your pipe material, since metal-rated and plastic-rated products are not interchangeable. Plug it into a GFCI outlet. Follow the manufacturer on whether it can be overlapped or covered with insulation, because guessing wrong on either one starts fires.

And be honest about old heat tape. Cracked jacket, brittle insulation, no legible listing label, spiral wrapped and buried under fiberglass by a previous owner? That's not a maintenance item, it's a fire hazard, and the right move is to unplug it and cut it out. Replace on the schedule the manufacturer prints, check every fall before you need it, and never run it on an extension cord.

What prevention costs, and where the money gets wasted

The cheap end is genuinely cheap. Pulling hoses and adapters off the spigots costs nothing. Foam sleeves run a few dollars per length. Crawlspace vent covers, weatherstripping for the hatch, and a tube of sealant for the penetrations around the dryer vent and the sillcock come in under a hundred dollars for most houses. That list prevents more burst pipes on this corridor than anything else you can buy.

The middle is contractor work: air sealing and foaming a full basement rim joist commonly runs into four figures depending on perimeter and access, less if you only do the exposed north and west bays. Heat tape plus a dedicated outlet is a modest add. The expensive end is rerouting supply lines out of an exterior wall chase, which is the only permanent fix for some older houses and is worth pricing against the third repair on the same pipe. Costs vary with access and finish, so treat these as shape, not quotes.

The waste is easy to spot once you know the pattern. Foam sleeves in a crawlspace with two vents open on the windward side. Heat tape stapled to a pipe whose real problem is a two-inch gap around a dryer duct. And leaving a faucet dripping all winter as a policy rather than a bridge. Dripping does buy you a bad night. It doesn't fix an exposure problem, and it shows up on the bill. The same logic applies outside: a new frost-free sillcock installed into an unsealed rim joist bay is money spent on the symptom.

Leaving town between October and April

The furnace does not know you're in Cabo. Most winter burst calls that turn into five-figure damage share one detail: nobody was home, and nobody had been in the house for days. A trip changes the math because the failure isn't the freeze, it's the hours of unattended water afterward. Two hundred gallons an hour, running since Tuesday, is a different insurance claim than a puddle somebody mopped in ten minutes. The frozen pipe hub walks through the burst sequence itself, and it's worth reading in October rather than at midnight in January.

Timing your prep to your city helps here too. On the Palmer Divide, the window closes early: Monument at 6,961 feet is taking hard frost around the third week of September while the plains are still watering lawns. It helps on a specific run during a specific cold snap, because moving water resists freezing and an open tap keeps pressure from building behind any ice that does form. Drip the vulnerable fixture, not every tap in the house. And treat it as a bridge to a real fix, since a house that needs dripping every January has an air-sealing problem.

Should I close my crawlspace vents for winter?

In most Front Range houses with plumbing in the crawl, yes, closing or covering them through the cold months is the single highest-value move available. Watch moisture: if the space has a dirt floor without a vapor barrier, address that first, because sealing a damp crawl without a ground cover trades a freeze problem for a mold problem.

Is heat tape safe to leave plugged in all winter?

Modern self-regulating cable, listed for the pipe material, installed per the instructions, and plugged into a GFCI outlet, is built for exactly that. Old constant-wattage tape with a cracked jacket or no readable label is not, and neither is any tape buried under insulation the manufacturer didn't approve. Inspect it every fall before the first freeze.
