Turn on the tub in a 1948 brick ranch and you get a confident stream. Turn it on while the washer fills and you get a dribble. That isn't the fixture. That's seventy years of rust growing inward on a pipe that started out three-quarters of an inch.

How galvanized steel closes itself off

Galvanized pipe is steel with a zinc coating, and the coating is the whole plan. Zinc corrodes before iron does, so for the first few decades it takes the beating while the steel underneath stays sound. Then the zinc runs out. From that point the inside of the pipe grows a crust of iron oxide called tuberculation, and it grows inward, year after year, with no outward sign at all.

That's the cruel part. A galvanized line can look perfect from the basement, painted and dry and solid, while its three-quarter-inch bore has narrowed to something closer to a pencil. Cut one open in front of a homeowner and the room goes quiet.

Failure arrives in a predictable order. Hot goes before cold, because heat speeds the reaction along. Horizontal runs go before verticals, because sediment settles and sits. Threaded joints go before straight pipe, because cutting those threads removed metal at exactly the spot that also has to hold pressure. And the short nipples on top of the water heater are usually the worst piece of pipe in the entire house.

Denver Water sends some of the softest supply in the country down the streets of Denver and its inner suburbs, snowmelt that leaves cartridges and aerators nearly untouched. It never saved a galvanized pipe. Soft water does nothing to stop oxygen and iron from finding each other.

Find out what you actually have

Start with a magnet. Galvanized steel grabs it; copper and brass don't, and PEX obviously doesn't. Then look at how the pipe joins itself. Threaded fittings with hex shoulders mean steel. Soldered sweat joints mean copper. Galvanized reads dull silver-gray under the dust, and a light scratch with a house key shows more gray underneath. Copper scratches bright orange.

Now check more than one place. Half the pre-1970 houses on this corridor picked up a partial upgrade at some point, usually during a kitchen remodel or a heater swap, and the copper you see near the meter says nothing about the branch behind the bathroom wall. Where copper got tied straight to galvanized without a dielectric union, the two metals make a small battery and that joint corrodes noticeably faster than either pipe would on its own. Those tie-in points are worth hunting down before you price anything.

The other useful test costs nothing but a Saturday morning. Fill a white cup from the cold tap first thing, after eight quiet hours. Clear water means the water standing in your pipe isn't picking up much iron. Yellow or brown that clears in half a minute means it is, and that color is coming off the pipe wall itself.

Do it again at the hot tap. Compare.

Replace part of it or replace all of it

This is the real decision, and the honest answer depends on how the house is built rather than on how much pipe is bad. Partial replacement earns its place when the galvanized you're leaving behind is short, reachable, and feeding nothing important. A single-bath brick ranch in Wheat Ridge with an open basement, where the trunk and both branches can be worked from below, gets done in sections without regret.

It stops making sense in a two-story. Replace the basement trunk of a Denver foursquare and you've built a beautiful new highway that dumps straight into the same rusted risers feeding the upstairs bath. Flow at the kitchen sink improves. The second floor doesn't. You've absorbed most of a full repipe's disruption for a fraction of its benefit.

Costs spread wide on access, as usual. Cutting out and replacing a reachable run of trunk in an open basement commonly lands in the high hundreds to low thousands along the Front Range. Doing the whole house moves into real thousands and climbs with every finished ceiling and plaster wall in the way. Get both numbers before you choose, because the gap is often narrower than people expect once drywall repair gets counted against the partial job too.

One side effect is worth planning for. Restoring flow through part of an old system raises water velocity through everything downstream of it, and that lifts loose scale off pipe walls that had settled into a comfortable truce. Expect debris for a while. It's temporary, and it isn't a sign the work went badly.

Partial replacement earns its keep in single-story homes where everything is reachable and the remaining runs are short. In two-story houses it usually buys a fraction of the benefit for most of the mess. Price both, count the drywall on each, and decide with the whole system drawn on paper instead of one ugly section in front of you.

The week after, and what breaks next

New pipe changes the house on the first shower, and then a few small things go sideways for a couple of weeks. Aerators clog. Screens on the washing machine hoses fill with grit. Toilet fill valves that had been coasting along on weak pressure suddenly meet real pressure and start running at three in the morning. None of that is a defect. It's decades of accumulated debris finally free to move.

So flush the system on purpose instead of waiting for it to sort itself out. Pull every aerator, run each fixture wide open for a minute or two, then put the aerators back. Draw a few gallons off the bottom of the water heater. Check the washer inlet screens once a week for the first month.

The other thing to watch is your old fixtures. A shower cartridge that survived for years on weak pressure will sometimes start weeping once real pressure arrives, and a hose bib that never fully closed will now announce itself. Budget a little for the fixture round of cleanup that follows the pipe round.

Long term, though, this is a solved problem. Copper or PEX installed properly outlives most of us, and the flow you get back is the flow the house was designed around in the first place. If the numbers still disappoint after new pipe goes in, the next place to look is the regulator and your pressure zone, not the plumbing you just paid for.

Is brown water from galvanized pipe dangerous?

The discoloration itself is iron oxide, which is unpleasant rather than toxic. What it tells you matters more: the pipe wall is actively shedding, so flow is dropping and the metal is thinning toward a leak. If brown water shows up suddenly across the whole house and at every neighbor's too, call your water provider first, because that pattern usually means a main break or hydrant flushing.

Can galvanized pipe be cleaned out instead of replaced?

No, and be careful with anyone who offers. Descaling processes exist for large commercial risers, but on residential galvanized the rust has effectively become the pipe wall. Take it out and you take out what's holding pressure. Replacement is the only durable answer on a house system, and money spent chasing alternatives is money not spent on pipe.

How much galvanized is still out there in the metro?

More than most people expect. Over half of Denver's housing predates 1970, and Englewood, Littleton, and Wheat Ridge all carry dense pre-war and post-war stock. Plenty of those homes got partial copper upgrades in the eighties that left original branches sitting inside the walls. The visible pipe near the meter is not a reliable sample of the rest.
