The half of your plumbing nobody ever inspects

Every house runs two plumbing systems doing opposite jobs. Drain lines move dirty water out on nothing but gravity and air. Supply lines hold clean water under constant pressure, all day, every day, whether anybody is home or not. The second system is the one that fails quietly and expensively, because a pipe under pressure doesn't wait for you to turn on a tap.

You can nearly date a Front Range house by what's hiding behind its drywall. Homes built before 1960 in Denver, Englewood, Littleton, and Wheat Ridge came with galvanized steel: threaded joints, a zinc coating that wears off from the inside, and a bore that shrinks a little every year. Copper ran the show from the sixties into the nineties, thick-walled at first and thinner later, which is why some 1980s copper develops pinholes while 1960s copper sits there fine. A slice of early filings in Highlands Ranch and other early-eighties subdivisions got polybutylene, the gray plastic with plastic fittings that soured a whole generation on plastic pipe. Almost everything built after 2000 in Erie, Firestone, and Castle Rock runs PEX, often off a manifold in the mechanical room.

Water chemistry matters less here than people assume. Denver Water delivers some of the softest municipal supply in the country, mountain snowmelt that's kind to cartridges, aerators, and heater tanks. It never saved a galvanized pipe. Steel corrodes because oxygen in the water keeps finding the iron, and softness does nothing about that. Homes on harder groundwater out in Brighton, Commerce City, and Castle Rock get scale layered on top of corrosion, narrowing the same pipe from the other direction.

Same weak shower. Two completely different causes.

Supply problems do give warning. Rusty water at the first draw of the morning that clears after thirty seconds. A shower that collapses the second the washing machine fills. A water bill that climbed with no change in habits. A ceiling stain that shows up on a Tuesday and is wider by Friday. Every one of those has a short list of causes and a test you can run yourself before anybody quotes you a number.

Match the symptom to the pipe before you spend a dollar

Homeowners describe almost every supply fault the same way: bad water pressure. That phrase covers at least four different problems that cost wildly different amounts to solve. Pressure is force, and a ten dollar gauge on an outside hose bib reads it in about a minute. Flow is volume, and a bucket with a known size plus a phone timer reads that. A house can carry perfectly healthy pressure and still deliver miserable flow, which is exactly what dying galvanized does.

So start narrow and work outward. One weak fixture with the rest of the house strong means the fault lives at that fixture: an aerator packed with grit, a cartridge crusted with scale, an angle stop somebody closed halfway during a repair in 2011 and never reopened. Weak on hot but strong on cold points at the nipples on top of the water heater or the tank itself. A whole house that dropped all at once, everywhere, points at the regulator, the main shutoff, or the meter.

Do that homework and the conversation with a plumber changes completely. Walking in with a static pressure reading and a bucket time is worth more than an evening of searching. What this work costs and how to stage it

Front Range pricing on supply work tracks access far more than it tracks pipe. A pressure regulator swap on an accessible main is the cheapest real fix in this whole category and commonly lands in the low hundreds. Cutting out a rusted run of galvanized trunk in an open basement is a half-day job in the high hundreds to low thousands. A full repipe of a two-story house with finished walls and a couple of bathrooms runs into real thousands, and the drywall repair afterward is a separate line that plenty of bids quietly leave off.

Ask about the patching. Every time. A bid that ends at the words the water works again and hands you fourteen open holes in the plaster is a different product from one that closes, tapes, and textures them, and the gap between those two numbers is not small.

Phasing is a real strategy, not a cop-out. The sequence we've watched work goes like this: replace a failing regulator right away, because it's cheap and because it's quietly beating up every valve and appliance downstream. Then swap the accessible horizontal trunk where a plumber can stand upright. Then leave the finished-wall branches alone until a bathroom gets remodeled and the studs are showing anyway. That spreads money across years and opens each wall once. It only works if somebody maps the entire system first and writes the plan down.

A word on doing it yourself. PEX crimping is genuinely learnable, and a careful homeowner can swap a frost-free hose bib or replace exposed basement pipe over a weekend. Cutting into a live main, sweating copper inches from old framing, or reworking the connections on a gas-fired heater is where the math flips hard. Water damage compounds by the hour while you're driving back for the fitting you didn't know you needed.

Know which side of that line you're standing on.

  • If the house still runs original galvanizedbudget toward a full repipe and stop paying for section repairs that move the problem downstream
  • If the gauge reads above the manufacturer bandreplace the regulator first; it's the cheapest fix with the widest effect on the whole house

How do I know if my house still has galvanized pipe?

Find an exposed run in the basement or crawlspace and hold a magnet against it. Galvanized steel grabs the magnet; copper and brass don't. Galvanized also looks dull silver-gray and joins with threaded fittings instead of soldered ones. If the pipe near the meter is copper but the house is pre-1960, keep looking. Partial upgrades usually stopped where the drywall started.

Is PEX really as good as copper?

For residential supply, yes, with different tradeoffs. PEX flexes through joists with far fewer fittings, survives a freeze better because the tubing can stretch, and installs faster in a finished house. Copper shrugs off heat, doesn't degrade in sunlight, and no rodent has ever chewed through it. Plenty of Front Range repipes use PEX for long concealed runs and copper for exposed mechanical-room work.

Will a repipe fix my low water pressure?

Only if the pipe is what's restricting you. Corroded galvanized genuinely chokes flow, and replacing it feels like moving into a different house. But if a failed regulator is holding the whole system at 35 psi, new pipe changes nothing and you've spent thousands learning that. Put a gauge on a hose bib before anyone opens a wall.

Does soft Denver water mean my pipes last longer?

In some ways, yes. Soft snowmelt leaves less scale in fixtures, valves, and water heater tanks, which is a real advantage in Denver, Lakewood, and Longmont compared with the hard groundwater districts out east. It does nothing to slow steel from rusting, and very soft, low-alkalinity water can be slightly more aggressive toward copper. Age and wall thickness still decide the outcome.
