Why Denver Homes Get Frozen Pipes
The physics, the elevation spread, and the usual failure points

Why do pipes freeze in Denver homes?
What ice actually does inside a pipe
Water is strange stuff. Almost everything contracts as it cools, and water does too, right down to about 39 degrees. Then it reverses. By the time it's solid it occupies roughly nine percent more space than it did as a liquid, and it does that expanding inside a rigid copper or steel tube that has no interest in getting nine percent bigger.
Ice doesn't appear as a tidy cork in the middle of a run. It starts as slush along the coldest stretch of pipe wall, usually where a supply line crosses an exterior cavity or passes a crawlspace vent, and it grows until it bridges the bore. Now you have a plug. Water on the house side is still connected to the main and can back away from the pressure. Water on the fixture side is trapped.
So the pipe doesn't split at the ice. It splits past it, somewhere in that short dead section between the growing plug and a faucet you left closed. The plug keeps advancing, the trapped column has nowhere to go, and pressure in that stretch can climb into the thousands of psi. Copper opens along a seam. PEX often survives its first freeze and lets go at a crimped fitting instead. Galvanized steel, still common in half the pre-1970 houses on this corridor, tends to crack at a threaded joint where the wall is already thinnest.
The part that catches people out comes next. The split happens during the freeze. The flood happens during the thaw, because the ice that made the hole is also plugging it. When a chinook comes down off the foothills and moves the temperature forty degrees in an afternoon, that plug releases and the line starts pushing water through the split at full street pressure, usually into a wall cavity or a garage ceiling with nobody home. That's the reason a warm-up produces a wave of calls and the cold night before it produced almost none.
Why one cold snap breaks Monument and spares Denver
The Front Range doesn't freeze on a single date. It freezes on a schedule that runs downhill. Monument sits at 6,961 feet and historically takes its first freeze in the last week of September, roughly two weeks ahead of Denver at 5,280 feet, where the historical average lands near the first week of October. Drop north into the valley and Longmont and Firestone sit just under 5,000 feet, close to the start of October on the calendar but prone to pooling cold air overnight in a way the higher benches don't. Treat all of these as historical approximations rather than forecasts. Any given year can run two weeks early and occasionally does.
Elevation is only half the story. Wind is the other half, and it's the half homeowners underestimate. Downslope windstorms tear through Superior, Louisville, Broomfield and Golden with gusts that strip heat out of a wall cavity far faster than still air at the same temperature ever could. A calm 20-degree night leaves an insulated exterior wall alone. A 20-degree night with a 60 mph gradient wind finds every gap in that insulation and moves cold through the stud bay like a duct. Pipes in those four towns freeze on nights that leave calmer neighborhoods a few miles east completely untouched.
Then there's what the house is made of. More than half of Denver's homes predate 1970, and the same holds across Englewood, the older core of Littleton and the brick ranches of Wheat Ridge. Those houses were built with supply lines run up exterior wall chases with nothing behind them, because nobody in 1949 was insulating a stud bay for the sake of a half-inch copper line. Worse, a lot of them got blown-in wall insulation in the 1980s, and that loose fill packs in front of the pipe as often as behind it. A pipe on the cold side of the insulation is in a worse position than a pipe with no insulation at all, because now the house heat can't reach it either.
The victims repeat themselves year after year, and the list is short enough to walk in ten minutes with a flashlight.

You turned the tap and nothing came out
First question, and it decides everything after it: is the line frozen, or is it frozen and already split? You can't always tell from the faucet, but you can narrow it fast. One fixture dead while the rest of the house runs normally means a localized plug on a branch. Nothing running anywhere means the trouble is at the main, the meter pit or the buried service line, and that's a different call entirely.
Shut the main off before you thaw anything if you have any doubt at all. If there's a split you haven't found, water arrives the instant the ice lets go, and the difference between a two-hour fix and a replaced ceiling is whether that valve was closed when it happened. Find your main shutoff now, while you're reading this, rather than at eleven at night with a flashlight in your teeth.
If you're going to thaw it yourself, the order matters more than the tool does:
- Open the affected faucet first, hot and cold sides both, so meltwater and pressure have somewhere to go when the plug releases.
- Find the frozen stretch by following the dead line back from the fixture toward an exterior wall, a crawlspace or a garage ceiling, feeling for the cold section.
- Warm it gently and work from the faucet end back toward the supply: hair dryer, heat lamp, warm towels, or a space heater running in the room.
- Never use a torch, a salamander aimed at framing, or any open flame. Thawed pipes and burned houses come out of the same afternoon.
- Watch for water the whole time the ice is letting go, and close the main the second you see a drip.
- Stop and call somebody if the line hasn't moved in about 45 minutes, if you can't physically reach it, or if it's the buried service line.

Prevention here is unglamorous, cheap, and mostly a matter of the calendar. Pull every garden hose off every spigot before the end of September, drain the hose, then open the bib and let the tube behind the valve empty itself. That one chore prevents more burst pipes on this corridor than anything else you can do in a fall afternoon, and people skip it every year because the weather in late September is beautiful.
The rest of the list is just as dull. Sprinkler blowout before the first hard freeze rather than after it. Foundation vents closed and latched. Foam sleeve on any run you can actually reach in a crawlspace or a garage ceiling, which runs a couple of dollars a foot and takes an evening. Heat tape where a sleeve isn't enough, plugged into a circuit you'd notice tripping. Cabinet doors propped open under the kitchen and bath sinks on the worst nights, so room air can get at the pipes in that exterior wall.
Timing is the piece people get wrong, which is what the countdown above is for. Pick your city, pick the thing you're protecting, and it works backward from that city's historical first freeze to give you a do-it-by date. Monument gets a September deadline. Denver gets an October one. That gap is real, and it's why a metro-wide reminder posted in mid-October is already late for a good third of this corridor.
And if you're leaving town in January, don't set the thermostat to 50 and call it handled. Set it to 60, shut the main off, open a couple of faucets to take the pressure off the lines, and hand a neighbor a key. Furnaces quit on the coldest night of the year because that's the night they're working hardest. A house at 60 with the water off survives that failure. Freezing is a timing problem more than a temperature problem. The pipes that break are the ones nobody drained before the first hard night, in the towns whose first hard night comes earliest. Two hours in late September spent on hose bibs, crawlspace vents and sprinkler lines beats any repair you can buy in January.

At what temperature do pipes freeze in Colorado?
The number that gets quoted is around 20 degrees, and it's a rough one. Duration and wind matter more than the reading on the thermometer. An insulated interior run can sit at 15 degrees outside for hours and be fine, while an uninsulated pipe in a windy exterior wall can plug at 25 degrees if a downslope gust is driving cold through the stud bay all night.
Why did my pipe burst when it was warming up outside?
Because the split already existed and the ice was corking it. Freezing water expands about nine percent and cracks the pipe during the cold snap, but the ice plug keeps that crack sealed. When temperatures climb and the plug melts, full line pressure hits the opening and water starts moving. Chinook warm-ups on the Front Range produce far more emergency calls than the cold nights that caused the damage.
Should I leave a faucet dripping overnight in Denver?

Can PEX pipe freeze and burst too?
PEX freezes at the same temperature everything else does. It just handles it better, because the tubing can stretch and often survives a first freeze intact. What usually fails instead is the crimped fitting at a joint, which has no give in it at all. A PEX house is not a freeze-proof house, and repeat freezes will eventually find a fitting.
Which pipes should I insulate first in an older Denver house?
Start with anything you can reach that runs through unconditioned space: the crawlspace, the garage ceiling, an unheated addition, and the stub behind every hose bib. Those four locations account for most winter calls in pre-1970 housing.
